May 12, 2017 Sold our listing above the asking price on 12th day of the market.

5 Tuscany Ridge Way NW, $446,000. Good referral from a past buyer client. Knowing house was listed in Nov. 2-16 and received multiple offer, we priced just right to attract multiple offer situation again. It did work out as we planned. We got it sold higher than last time offer price in 2016.

应该说多少次感谢老客户,如论怎样努力给他们工作都不过分,这不,又是老客户介绍来的买家,所以从一开始就充满了信任。

买家已经从朋友那里了解了卡尔加里市的情况,也明确了就想在Edgemont买套房子。看过了很多套,究竟是选择duplex便宜一点的呢?还是这套双车库的呢?买方不是很确定,就让朋友也来看看,最后我们还是决定买下这套实用更长远、再卖时风险相对小的房子。

四月份二手房市场势头不错!

---就业市场改善,带动整个城市价格保持平稳

四月份卡尔加里房地产市场持续显示稳定迹象,就业市场改善、独立屋市场均衡发展,整个城市房地产市场基准价为$439,600, 和三月份差不多,比去年同期微调高0.90 %。

"更多就业机会意味着保持观望的人减少," 房地产局主席David P. Brown讲到。"同时,就业机会多了,很多卖方意识到并不需要卖房子过日子了。这样就不会增加库存在售房源,从而导致价格下滑。对于那些进入市场的卖方来说,现在的春天市场还是比前几年市场条件要好些。"

在公管公寓市场持续调整的同时,独立屋市场各个价位段都开始改善。

"独立屋产品其实并没有像公寓市场那样面对同样的供给压力," 房地产局首席经济学家说到。"独立屋产品段从开发商进来的新房并没有超过前一次的高峰数量,这样尽管需求降低,但是仍然帮助抑制价格大幅下滑。"(言外之意,公寓开发商新房供给太多)

卖出房源和供给房源之间数量的变化将会对未来几个月份价格走势起到关键作用。四月份成交量为1,917套,目前供给为5,495套,推动房源在市场上的月份低于3个月,这是连续第二个月了

伴随着成交量上扬、总体库存可售房源降低,房源供给月份已经比过去两年降低。成交状况因为房屋所在地理位置、房屋类别不同有所分化,更均衡发展的市场条件将会帮助支撑价格趋于平稳。
