2016年五月份房地产走势---春天市场惨淡,供给狂涨

卡尔加里的二手房库存房源再次增加,主要源于新挂牌房源的增加以及成交量的降低。本月共成交1923套。

房地产局首席经济学家说:“近期油价的提升可能让很多人乐观起来,疲软的就业市场仍然影响房屋的需求。失业已经开始波及其它行业,薪资降低,失业率仍然居高不下。同时我们看到租赁市场可租房源增加、开发商以及二手房可售房源增加”。

五月份库存房源增加14%,共计6148套在售房源。每个房屋产品段可售房源都增加了,但是增加最多的是连体房、公管公寓房屋。目前这两部分房源占可售房源的一半。

“公寓二手房市场卖方面临最大的挑战!他们和连体房/独立屋的低价位段房屋竞争,同时也和开发商抗衡。开发商正积极蛊惑、变相促销吸引潜在的买家”。公管公寓市场可售房源比2008年五月份时的最高供给2055套低22%,持续增加的新房源、加上大量萎缩的成交导致公寓房源在市场上的月份几乎接近6个月。公管公寓市场已经保持买方市场超过10个月了,这就是为什么价格受影响比连体房屋/独立屋要大多了。本月公寓市场基准价为$278,500, 比上个月、2015年同期分别降低0.7%, 5.6%。独立屋、连体房屋市场基准价为$500,500、$332,100。分别比2015年同期降低了3.4%, 4.3%。

(想和大家强调的是,在售房源之间的差别还是很大的。标价合理、展示起来好看的房源还是走得快的。我们团队10套在售房源,公寓挂牌几天就pending, 标价准确的独立屋,上市三天内10多家看房的,三个offer,有些不想和别人抢。)
