2015年12月份房地产统计---消费者需求减少


房低产市场的特点是需求放缓
12月份逐步提高的供应水平迫使价格走低

随着消费者重点转移向圣诞、新年节日,12月整个城市才售出878套单元,比去年同期低18%,远远低于长线5年、10的平均水平。 其结果是,没怎么调整的基准价格下降到$ 448800,比11月份低了0.42%,比去年12月份低了2.33%

房地产局首席经济学Ann-Marie Lurie指出十二月份的表现和2015年初市场表现接近,主要是因为住房需求的减弱。经济的不确定性,加上疲软的经济状况和就业机会的减低,持续减缓了整个2015年的市场需求,” Ann-Marie Lurie说到。这是说,总价格在2015年趋于下降,但是和很多人原本猜测的程度不一样。

十二月份库存可售房源和我们预期的那样减低到4336套。然而,仍然比去年同期高出28%,同时也是自2008年以来记录的最高十二月份供给水平。共管公寓、连体房屋产品段可售房源呈现明显地提升,几乎创下 12月份的记录。

“本月买家持续保持警惕,主要源于未来的石油价格的走低影响了买家的购买信心。而卖家呢,并不清楚明年的供给水平会如何,所以也没有耽误任何时间将房子放到市场上或者接纳offers

对于2015整年来说,独立屋、共管公寓以及连体房屋产品段成交量分别降低24%33%以及28%。整年的库存可售房源水平在全部产品段都是增加的,但是共管公寓是唯一的产品全年高于长线平均水平。导致,共管公寓也是唯一的市场基准价格仅下调0.82的产品。

本月独立屋、连体屋价格分别比2015年初降了1.91%1.29 %,比201412月份高了1.35%以及1.84%。需要注意的是,整体价格经常无法表现不同房屋类别、价格区间、地段等等细节的全部区别。  
尽管整个城市整个年度走低,但是仍然有些地段/区域的价格比2015年初高些。
