Calgary’s population saw largest growth ever in 2014, reached nearly 1.2 million: Census

Calgary’s population grew by its largest margin ever and now stands at just shy of 1.2 million people, according to the results of the 2014 municipal census, released Tuesday.

A total of 1,195,194 people were recorded in the annual count, an increase of 38,508 people, or 3.3 per cent, over 2013.

“Calgary experienced this year its greatest single year of growth in population,” Mayor Naheed Nenshi said.

Saddleridge was the fastest-growing community, with an increase of 2,373 residents from 2013.
The next fastest-growing communities were Auburn Bay with 2,242 new residents, Cranston with 1,858, Skyview Ranch with 1,759, Panorama Hills with 1,384, Aspen Woods with 1,095 and Beltline with 1,091.

That marks a 5.4 per cent year-over-year increase in Beltline, which Nenshi said was part of a larger shift toward growth in mature communities.

“I would suspect that over time we will see the Beltline become the most populated neighbourhood in the city,” the mayor said.

The core-area community is currently Calgary’s third largest, with 21,357 residents, just behind Evergreen’s 21,386 residents. Panorama Hills remains the largest community with 25,130 people.
Beltline Communities president Rob Taylor said the area’s growth is largely due to “Millennial urbanites” seeking a downtown lifestyle but also a growing number of “empty nesters” opting to move from large suburban homes after they retire and their kids move out.

The city also released a corrected version of the 2013 census Monday, as returning officer Barb Clifford noted there was a rare error in those numbers.
“That’s the first one I’ve had in 25 years,” she said.

A “tabulation error” occurred during the city’s migration from a manual to automated process of census-data recording, she added, that resulted in about 7,000 preschool-aged children not being counted.

The Calgary Board of Education – which uses city census data for school planning –  noticed the error and it was quickly corrected, Clifford said.

Record Calgary prices are sustainable, insists real estate board head

Canada’s real estate market is as much as 20 per cent overpriced, an American ratings agency says, while cautioning that the federal government may need to take more measures to slow down borrowing on homes.
But the head of the Calgary Real Estate Board insists the city’s market is undervalued, if anything, and fully capable of supporting current record-high housing prices.
Fitch Ratings is the second U.S. financial agency to sound the alarm on Canadian home prices in the past week, with the Morningstar research firm predicting a 30 per cent correction is possible over the next few years.
The Fitch warning comes as the Teranet-National Bank composite house price index for June showed prices rose 0.9 per cent from May and were up 4.4 per cent from last year.
The year-to-year gain was the lowest in six months, but still more than twice the underlying level of inflation in Canada and above income growth.
Prices were 8.1 per cent higher in Calgary compared with a year ago, while Hamilton saw increases of 7.3 per cent and Toronto and Vancouver climbed 6.1 per cent.
Several major markets showed a cooling trend. Prices in Ottawa-Gatineau fell 1.7 per cent compared with a year ago, Quebec City dropped 2.4 per cent and Halifax lost 2.5 per cent.
CREB president Bill Kirk said Calgary is on course in 2014 to demolish record prices it set in 2007-08 in most sectors of the market.
“Canada-wide, among major cities, we are undervalued by comparison to the Vancouvers and Montreals and cities like that,” he said. “We’re a head office town and we have much more affordability than those other cities.”

Kirk said Calgary’s house prices match its higher average salaries, adding that the influx of new Calgarians, estimated at 26,000 this year, ensure that demand for homes in Calgary will remain strong.

CREB recently reported an average Calgary home price of $492,000 in June, up 5.5 per cent from June 2013。

A week ago, TD Economics issued a report that said Calgary remains the most affordable major market in Canada outside of cities in the Atlantic region.

The bank said its housing affordability index, which measures mortgage payments on an average priced home as a percentage of average household income, puts Calgary at 17.3 per cent, 10 percentage points below its 2008 peak.

Whether Canada’s home prices are due for a big fall has been a hotly debated topic in Canada, but as yet predictions of a housing bubble about to burst have not materialized.

The majority of analysts, including the Bank of Canada, forecast a soft landing for housing, however, with price increases, sales and starts levelling off or decreasing only moderately. Still analysts such as David Madani of Capital Economics warn the longer the correction is delayed, the steeper the fall will likely be.

Fitch Ratings argues that government efforts to moderate growth by tightening mortgage rules and lending practices have had mixed results, noting that sales and building permits for residential construction have picked up in recent months.

Meanwhile, home prices continue to defy gravity mostly because interest rates are so low.

Calgary leads new home price climb

CALGARY - The Calgary region led the nation with the highest price climb for new homes in May, according to Statistics Canada.

The New Housing Price Index, released Thursday, indicated that prices in the Calgary census metropolitan area rose by 0.8 per cent on a monthly basis and by 7.6 per cent year-over-year.

The federal agency said that builders in the Calgary region reported higher material and labour costs, market conditions and an increase in the cost of developed land as reasons for the gain in overall prices, which have been rising since December 2012.

Nationally, new home prices were up 0.1 per cent from April and by 1.5 per cent from May 2013.

Calgary, 七月二日, 2014  本月民宅成交量和挂牌量都比去年同期涨幅超出两位数值。大家要注意了,部分原因是由于去年的洪水天灾影响了房地产市场的正常交易,同时影响了去年整个下半年的交易。 

去年六月份是个不寻常的月份,很难拿它来对比。那场天灾迫使的很多居民离开居所、商业店主们弃店停业。毫不吃惊,那时候很多卡尔加里人不能够购买/出售他们的房产。 

尽管去年市场历经了不寻常的时期,但是本月份购房需求还是很强势的。民宅共售出2,670 套,比10年均值高出18%。去年前六个月份共售出12257套,今年同期共售出13,929 套。 

本月新挂牌量为3,814 套,是2010年以来第一次超过了十年均值。这些新增挂牌房源增加了在售房源总套数,同时缓解了市场压力。本月可售房源总数为4,726套,而去年同期为4,584 套。 

经济形势持续支撑房地产行业,但是不断提升的挂牌房源使得市场在向均衡市场发展。随着时间的积累,价格增长的步伐会从目前的状况放缓的。 

本月独立屋基准价为$509,700,比上个月小涨1%,不去年全年同期涨10.9%

本月共售出1,769套,超出十年均值的10%。成交量的增长主要源于新挂牌量的提升,同时也帮助缓解了紧张的市场态势,整个独立屋库存可售房源还是持续下降。  

独立屋挂牌量的火爆主要源于50万以上新挂牌量的提升,去年同期这部分新挂牌量仅为954套,而本月为1,359套。 

由于低端独立屋二手房房源不断降低,这一部分房地产市场区间房屋产品变得相当紧俏。不过,如果你想买50万以上的房子的话,选择还是大把大把的 :) 

共管公寓市场前六个月共成交2,494单元,去年同期为  2,027单元 。前四个月份 新挂牌量增长幅度和成交量涨幅持平,五、六月份新 挂牌量超过了 成交量,提升了库存可售 房源 ,使得市场 均衡市场发展 。六月份市场基准价为 $299,700,比去年同期涨幅13.5%。然而排屋市场基准价为$326,000, 比前次峰值水平略低。 

由于 整个城市范围的 公寓市场从前次 2007年高峰彻底恢复了 ,我们将会期待更多新挂牌房源。不过市场还是朝着均衡市场方向发展,可售房源持续提升,价格增长幅度在下半年会放缓的。
