2013年十二月份房地产市场统计

紧缩的市场条件支撑房地产价格上扬
------成交量连续第二个年份以两位数增长

卡尔加里, 一月二日, 2014 – 和去年十二月份相比,本月份成交量8%的增幅,使得整个城市全年成交量涨幅达到11%。本月民宅共成交1172套,累计全年成交23,489套。成交价比2012年长了8.6%。

2013年的成交量超过了预期,并且冲破了长线均线水平。这是连续第二个年份,在移民人口的大量涌入、就业机会的不断提升,以及对经济长线的看好的众多因素,带动了消费者对房地产需求的上扬。

就像我们预期的那样,新挂牌量以及成交量都比11月份放缓了一些,因为十二月份本来就是传统的缓慢市场月份。尽管圣诞节前夕气候那么差,但是成交量仍然和长线均价持平。一般来说,只有少数房主在十二月份挂牌,但是本月挂牌量仍然比去年同期高,因为卖方看到市场仍然在走高,所以趁机挂牌。

2013年度总体来说,大部分时候是卖方市场,导致独立屋、公寓市场价格都上扬。独立屋十二月份市场基准价为 $472,200,比11月份微涨 0.3 %,比去年同期涨8.6%。整个年度独立屋市场根本没有掉头的意思,价格比去年涨多了7%,超过了预期。

尽管独立屋市场完全恢复了,但是卖方需要注意到不同社区、不同房屋类别之间的差别。中高档房屋(50万以上的房屋)价格上涨的步伐比50万以下的房屋缓慢。同时,很多社区的价格还没有超过2007年峰值的价格呢。(你家是愿意去那些没长起来的社区呢?还是跟进热门社区呢?这个答案可是仁者见仁,智者见智的。比较关键的是,那些还没长起来的社区得多少年才能涨回来?那些热门的社区又能持续涨多久?)

2013年度独立屋市场共售出16,302 套,比去年全年涨了8%。同时,全年独立屋新挂牌有 22,569套,比去年仅高出1%。 (看,有那么多的房源并没有售出啊!!!)
共管公寓2013年度共成交4,007单元,比去年全年超出14%。排屋呢,共售出3,180单元,比去年同期涨22%。

公寓市场还是比独立屋市场更有承受空间,所以吸引了很多首次购房者。不少首次购房者在权衡对比不断上涨的租金、以及当“地主”的各方面费用后,毅然加入买家行列。投资客也青睐公寓房源,因为价格还没有涨会2007峰值嘛!本月共管公寓、排屋市场基准价分别为$278,600、 $307,100。 和去年相比,涨幅分别为9%、6%。

2014年,房地产成交价、成交量都预期会接着涨,但是预计不会再像今年这样涨了。新挂牌量的上涨、加上开发商新建房的供给,都会给市场带来压力。再加上,贷款利率还有上调的可能,估计2014年不会涨得那么猛了。
