第二季度卡尔加里周边地区成交量、售价增幅都势头强劲

Resale home activity in the second quarter of this year, mostly preceding recent flooding, remained strong, with sales increasing 4.6 per cent and prices by six per cent.

Supply is tightening, with inventory down by 17 per cent on average in the quarter as home buyers who are experiencing tight supply in Calgary look to surrounding areas. The declining supply in the towns is driving price growth, but many of the surrounding communities are still in price recovery compared to peak periods in 2007.

“The surrounding towns are an affordable and attractive option for many buyers,” said CREB® president Becky Walters. “Even with tighter inventories, there are some very attainable family homes.”

The city of Airdrie saw sales growth of 14 per cent in the quarter, as the number of new listings improved. However, new listings are still down three per cent year-to-date, resulting in a tighter market conditions and contributing to price growth. In Okotoks, June prices are up 4.4 per cent year over year, with the single family benchmark price just $600 shy of the $395,200 unadjusted peak recorded in July 2007.

Sales activity in Cochrane remained largely unchanged from 2012, but a five per cent decline in new listings has tightened supply, fueling price recovery. The benchmark single family price of $404,000 in June is up five per cent year over year, but still six per cent below the 2007 pricing peak.
“Many of these surrounding communities are still in price recovery,” said CREB® chief economist AnnMarie Lurie. “Despite tight supplies in the resale market, prices are not expected to grow faster because there is competition from the new home market.”

The floods in southern Alberta will have an impact on the total towns sales and activity figures in the next quarter and beyond, Lurie says. Before it was devastated by the high waters, High River accounted for nearly seven per cent of the sales and listings activity represented in the surrounding area figures.

The flood’s impact on the High River housing sectors is likely to be more extreme than in some of the inner city communities of Calgary, given the widespread impact on the town’s residential and business community. It is reasonable to assume this event will have long-term impacts on the community unless significant changes are made to address future flooding risk.

洪水对房地产市场的影响!


CALGARY六月份罕见的洪水天灾被两大买家团体驱动,需求更旺。他们分别是洪水受灾区的百万富翁们,和那些原来租房的租客们。(我一买家客户,他们的房东要一次性涨300/月,原来才一千多的房租)。

Calgary Herald 记者采访的一位经纪人说他从没有见过这么大量的买家在市场上。

而受灾最严重的Elbow River河边的居民,得花费几个月的时间才能把房屋重新修复,所以他们同时在房地产市场上伺机买入。

另外,几百万的房屋平时得花费个一年前后售出,现在马上就会在几周内升个10%上下。

整个城市连锁反应的结果是买家只能在有限的预算内,把购房地段扩大!

Luxury home sales booming in Calgary

此位经纪人位于南部市郊的一套房子,一个周末open house下来,收了3offer。(我周末带看的一套Arbour Lake房子,卖家代理也收了3offer)。

尽管洪水受灾区房价可能会掉价,但是他预计整个城市的房价会上涨,并且保持相当一段时间。

Re/Max的一位经纪人说七月份总是非常“安静”的月份,但是不是今年。 他的业务今年一直没什么大下滑,持续不断。他的一套南部市郊的房子,8天有19个看放量,这在七月份是罕见的!

他说过去租房的卡尔加里人估计将会陆续进入购房大军来。 租房市场过去就已经比较紧张了,现在啊,就几乎等于零空置率!

卡尔加里人更想赶快把房子买下来,并不仅仅是因为洪水的影响,而是买家早就感受到未来的市场会更加吃紧。

受采访的第三位经纪人回想起几年前受洪水影响的市中心西Bow River边的公寓楼宇,仅仅很短的时间买卖就恢复正常了。 买家想要的是地段,有时就会承担相应的风险。

房地产局主席说房地产市场对于买家和租客来说,在洪水之前就已近挺吃紧的了。现在,他们有可能会往北面Airdrie等等社区转移。(我心想,南面又怎么了?可不,一下子就想到了High River了)。

对于租客来说,要么他们转变为买家,要么就只能承受市郊的租价了。

(早晨的CBC新闻提及了,房地产局七月份前半个月数据显示涨幅就很明显)。

七月份第一周卡尔加里就售出3套400万以上的房子

CALGARY — For the first time ever, three homes priced at more than $4 million on the MLS market have sold in one month in Calgary, the Herald has learned.
The Calgary Real Estate Board has confirmed the record, which eclipsed the previous mark of two homes sold at that price point in June 2008.

In the first week of July, the sales at more than $4 million included homes in Britannia ($4.45 million), Elbow Park/Glencoe ($4 million) and Mount Royal ($4.645 million).
It’s another indication that the luxury home market is continuing to shine in Calgary.
According to Mike Fotiou, associate broker with First Place Realty, there have been 18 homes sold for more than $1 million in the first week of July.

Ann-Marie Lurie, chief economist at CREB, said year-to-date luxury home sales represent 3.2 per cent of the total sales, up from last year’s share of 2.5 per cent.
“Consumers have more choice in luxury homes with a rise in the number of new listings in this category, helping support the sales growth,” she said. “However, more choice has contributed to median price growth in the luxury sector to be relatively weaker than city wide price growth. The median value of the sold transactions have trended up from the low of the recession and are slightly higher than levels recorded last year, however, they still remain below levels recorded during the 2007 period.

“Despite some economic setbacks, long-term economic prospects remain relatively strong in our city. Wages continue to rise while mortgage rates remain at low levels — all of which are supporting demand growth. Furthermore, the tight supply levels in the lower price ranges have reduced the time on market and supported relatively stronger price growth in this sector, potentially offering an opportunity for those consumers looking to upgrade.”

Last month, a home in Crescent Heights, listed by John Hripko, a realtor with Royal LePage Foothills, sold for $11.1 million — a new high for the Calgary MLS market. That home was owned by former Shaw executive Jim Shaw.
According to Fotiou, there were 74 luxury home sales in June, setting a record for the most $1-million plus sales for the month of June. The all-time monthly record for luxury home sales was established in May at 84.

Last year was a record of 544 luxury home sales in the city.
According to CREB, there were 394 sales of $1 million or more in the first six months of this year compared with 299 for the same period last year.
The mid-year total so far this year has already surpassed year-end totals for 2010 (365), 2009 (337), and 2008 (369), pointed out Fotiou.

卡尔加里人购买公寓势头上涨

CALGARY — More Calgarians will be looking to buy a condo in the coming years, says a new report by BMO Bank of Montreal released Wednesday.

The report, conducted by Pollara, examined intentions to buy property in the next five years among homeowners in four of Canada’s major city centres, and revealed that in Calgary prospects for condos among homebuyers has risen eight points from the fall (33 per cent versus 25 per cent) while intent to buy a traditional home has dropped from 71 per cent to 58 per cent.

In Toronto, 31 per cent of prospective buyers plan to purchase a condo in the next five years, up 11 points from the fall. Intent to buy condos in Vancouver has dipped by five points, from 33 per cent in the fall to 28 per cent. And 24 per cent of buyers in Montreal will be opting for condo living, down three points. However, intent to buy a house has risen sharply by 16 points, from 46 per cent in the fall to 62 per cent.

According to the Calgary Real Estate Board, year-to-date until the end of June there have been 2,034 MLS sales in the city’s condo apartment market, up 9.53 per cent from last year. The average sale price has increased by 6.91 per cent to $297,530.

2013年六月份卡尔加里房地产市场统计---销售好过预期


六月份的销售好过预期 

还是太早来感受洪水究竟会对房地产市场的有什么样的影响

 
卡尔加里-七月二日,2013 – 地产销售增长超过预期

卡尔加里市界内本月民宅共售出2,317套,比去年同期增长6%,比去年上半年同期增长5%。然而,洪水对房地产市场的影响将会在日后的几个月体现出来。

在成交量、价格持续提升的同时,在没有确切知道损失严重程度之前,很难准确估计近期洪水对房地产市场的影响。

城市界内新挂牌3,003 单元,比去年同期降了9%。成交量增加、同时挂牌量下跌,导致市场还是想卖方倾斜。

六月份市场上在售4,584套房屋中,超过660 套来自洪水受灾区。在售房源比去年同期少了近20%

在未来几个月内,洪水受灾人员,尤其是那些本来想卖房子的房主,得做出重大决定。他们会降些价格吗?还是他们会呆在那里,然后完全修复房屋??不管做出什么样的决定,短期而言,房屋供应都会吃紧!!!

公寓市场可是如火如荼的,因为独立屋市场低于50万的房子越来越少了,所以很多买家都到公寓市场来了。

历经了前6个月,共管公寓apartment 共售2,034单元,比去年同期增长9.5 %。同时,排屋 townhouse 共售出1,672套,而去年同期售出量是1,374 套。

日渐紧俏的市场情况给房地产市场各个领域的房屋带来一定上涨压力,在此同时,洪水受灾区将会面临短期价格影响,不过任何价格调整好像都不大会对卡尔加里整体上扬的市场有太大影响。

月共管公寓apartment 、排屋 townhouse 的市场基准价分别为$264,000 $295,000。公寓市场价格比去年同期上扬超过6%,但是仍然低于2007年峰值。

本月独立屋共售出1638套,比去年同期涨2%。然而2013年上半年总体成交8,573套,比去年小涨1%
独立屋市场领先公寓市场进入卖方市场,支撑了整个卡尔加里房地产价格强势走高。六月份独立屋市场基准价为$459,700, 比去年同期涨 6.7 %在洪水前期,市场上供给一直比较吃紧,尤其是低价位段房屋。

同时整个城市经济的发展继续带动消费者对于房屋的需求(怎么没有提及近期贷款利率的小幅上调呢,都被洪水忙晕了),经济的余波、房屋市场的影响还看不出来,然而经济形势的长线发展对我们这个城市还是有利的 !!!
